WE ARE DELIGHTED TO SHARE NEWS OF ENTHUSIASTIC UPDATES THAT WILL BENEFIT OUR COMMUNITY POSITIVELY. COMMENCING APRIL 1ST, 2024, WE WILL UNDERGO A TRANSITION TO A NEW MANAGEMENT ENTITY 


Please ensure that any payments to the HOA due until March 31 are submitted to Sterling ASI. From April 1st onward, direct all such payments and inquiries concerning the HOA to the new management company.   (https://sterlingasi.net is Sterling ASI's platform, which will be replaced with the new HOA Management platform, after April 1st, 2024) 


Information regarding the new management company, including details on how to reach them and how to obtain your online login for our community portal with them will be provided in the Welcome Package sent via mail.

The new management company will send additional details about this transition via USPS mail to your address on file.

Important Update:

After reviewing the financials and costs, the HoA Board voted recently to increase the annual HOA fee by 15% to $547 annually. 


While this was not the ideal outcome, the increase comes from a practical requirement. Our HOA fees have remained unchanged for almost 20 years, but the reality is our costs have only increased. In addition, the fence project required the use of assessment savings we had accumulated from prior years. 


The increase in HOA fees is therefore necessary not only to pay for expenses going forward but also to ensure the HOA can replenish and maintain a healthy 'rainy day fund. 


While 15% may sound like a lot is an increase of only 19.5 cents a day per household, the board discussed increasing the assessments even more, but we were considering the effects of any increase on residents.

Important Update:

A quick reminder to residents, if you see any common HOA property that needs to be repaired, such as lake property or red perimeter fencing (even if it backs onto your property), please report the issue to doug@sterlingasi.com so the HOA can arrange for repairs.


Also, the HOA is not responsible for any animal-related issues. If you are having problems with any animals or wildlife, please call the City of Sugar Land at  281-275-ADOG (2364)

Special Assessment Update:
We understand there was some confusion when the assessment notices went out. DON'T WORRY.

The special assessment of $1200 is not all due at once.
